FAQ’s

We specialize in managing single family and multi family homes, condos, and small apartment buildings. We do not manage large apartment complexes or individual rooms.

Our standard lease term is one year. However, if a resident is in the military, Haus Key will always accommodate a military transfer or change of orders which results in the need to terminate the Lease Agreement early. Proper documentation is required in accordance with TN/GA Statutes. Under certain circumstances, with written owner approval, Haus Key may agree to a lease term shorter than one year. However, Haus Key will not consider any Lease term shorter than seven months.

Haus Key does not reserve or hold rental properties. All rental applications are reviewed in the order they are received, and applications from multiple prospective residents may be considered until an application has been approved. Please note that viewing a property does not guarantee its availability when your application is processed.

To ensure fair treatment of all applicants and fulfill our responsibilities to property owners, Haus Key will approve the first applicant who meets all rental qualifications when multiple applications are submitted before a final approval is issued. Other qualified applicants are welcome to explore additional available properties listed by Haus Key.

The application fee is $50.00 per applicant. A separate rental application is required for each adult, eighteen years of age or older, intending to occupy the Premises. Application fees are non refundable.

Rental applications are generally processed within two to three business days. However, additional time may be needed if approval from a property owner, homeowners’ association, or condominium association is required, or if circumstances beyond our control cause delays.

As part of the screening process, Haus Key may verify information in several areas, including but not limited to:

• Rental history and references
• Credit history
• Eviction records
• Criminal background
• Employment and income verification

To be considered for approval, applicants must complete and sign all required sections of the rental application. Incomplete or unsigned applications will not be processed. Applications will also remain unprocessed until the required application fee has been paid.

Once the rental application has been approved, the resident must provide the following payments at the time of lease signing. All payments must be made using certified funds, such as a cashier’s check or money order. Personal checks will not be accepted.

• First month’s rent
• Security deposit
• Transaction fee
• Resident Benefit Package fee
• Applicable animal fee, if required

The standard security deposit is equal to one month’s rent. Depending on the applicant’s qualifications, a higher deposit may be required for approval in accordance with Haus Key’s established written rental criteria.
